How do you determine the right asking price?
Pricing is the single most important decision when selling. I base every valuation on current comparable sales, active listings, and 20+ years of live market knowledge on the Costa del Sol. I'll give you a realistic range — not an inflated figure designed to win the listing — along with a clear strategy for achieving it.
What does your marketing approach involve?
Every listing gets a bespoke plan — professional photography and video, a carefully written property narrative, and distribution across the key international portals. I also market directly to my established network of qualified buyers and buyer's agents, many of whom are actively looking for exactly the kind of property you're selling.
Do I need to prepare the property before going to market?
Almost always yes — but the effort required varies enormously by property. I'll walk through your home before we list and give you honest, prioritised advice on what's worth doing and what isn't. Small changes in presentation can meaningfully affect both sale price and time on market.
How long does it typically take to sell?
A well-priced, well-presented property in a sought-after location on the Costa del Sol typically sells within 4–12 weeks. Luxury and off-plan properties can take longer. I'll be honest about realistic expectations for your specific property from the outset — and I'll tell you quickly if the market is giving us feedback that requires a change in approach.
Do you handle viewings and buyer enquiries directly?
Yes, and I attend every viewing personally. I believe the agent who knows the property best should be the one showing it. I pre-qualify enquiries so your time is never wasted on unserious buyers, and I give you clear feedback after every visit.
What fees or commissions should I expect?
My commission is agreed before anything is signed, and everything is fully transparent — no hidden marketing costs, no surprise deductions at closing. In Spain, seller's commission is typically around 5%, though this can vary by property and arrangement. I'll outline the full cost picture in our first conversation.
What happens once an offer is received?
I'll present the offer with my honest recommendation — whether to accept, counter, or hold. Once agreed, we move to a private purchase contract (contrato de arras), at which point the buyer typically pays a 10% deposit. From there, I coordinate with your legal representatives and the buyer's side to ensure the notary completion goes smoothly. I stay involved until the final signature.
Can you help investors looking for opportunities?
Yes. Thanks to my experience and long-standing relationships with developers across the Costa del Sol, I sometimes have access to special investment opportunities and off-market properties that never reach the public listings. If you're looking to invest, it's worth having a conversation early — the best opportunities tend to move quickly.
Do you only sell new-build properties?
No. I work across both resale homes and new-build developments throughout the Costa del Sol. Every client is different, and my role is to guide you towards the property that genuinely fits your lifestyle, goals, and expectations — not to push you in any particular direction.
