How does the buying process work with you?
I start with a single focused conversation — no forms, no pressure. I want to understand not just your budget and requirements, but how you actually plan to use the property and what kind of life you're looking for on the Costa del Sol. From there, I curate a personal shortlist, attend every viewing with you, manage the negotiation, and coordinate with legal partners through to the final signature.
Do I need mortgage pre-approval before viewing properties?
It's not a requirement, but it's worth doing. On the Costa del Sol, the best properties move quickly — having your financing clear means you can act when the right one appears. I work with trusted local mortgage brokers who specialise in both resident and non-resident financing, and can make introductions at any stage.
How do you ensure I'm getting a fair price?
With 20+ years of transaction history on the Costa del Sol, I have a strong sense of what properties are genuinely worth — not just what they're listed at. I'll give you an honest assessment of every property we consider, including what I'd expect it to be worth in 3–5 years. My job is to protect your investment, not close a sale.
Can you help me find properties before they go public?
Yes — and often this is where the best opportunities are. My network on the Costa del Sol includes developers, private owners, and fellow agents, which means I regularly hear about properties before they're listed. Several clients have purchased off-market homes that were never publicly available.
What costs should I expect beyond the purchase price?
In Andalusia, buyers should budget for Transfer Tax (ITP) at 7%, plus notary and land registry fees — typically 1–1.5% combined. Legal costs for an independent solicitor are also recommended. For new-build properties, VAT at 10% applies instead of ITP. I'll walk you through a full cost estimate specific to any property you're seriously considering.
Do you work with international buyers?
Yes — the majority of my clients buy from abroad. I'm comfortable working across time zones, conducting virtual viewings, and coordinating the legal process remotely through trusted partners. I can also guide you on obtaining your NIE number and opening a Spanish bank account — both required before completion.
What happens after I've chosen a property?
I'll help you structure and submit your offer, then coordinate directly with the vendor's side. Once accepted, we move to the private purchase contract — usually with a 10% deposit — followed by completion at a Spanish notary. I stay involved at every stage, and I'm available after the keys are in your hands too, whether that's connecting you with renovation contacts, rental management, or anything else you need.
Can you help investors looking for opportunities?
Yes. Thanks to my experience and long-standing relationships with developers across the Costa del Sol, I sometimes have access to special investment opportunities and off-market properties that never reach the public listings. If you're looking to invest, it's worth having a conversation early — the best opportunities tend to move quickly.
Do you only sell new-build properties?
No. I work across both resale homes and new-build developments throughout the Costa del Sol. Every client is different, and my role is to guide you towards the property that genuinely fits your lifestyle, goals, and expectations — not to push you in any particular direction.
